Standard Universal is a privately owned Australian commercial and industrial property group that owns and manages real estate.
After a lengthy period of vacancy in one of their Surry Hills properties, Standard Universal adopted a successfully-proven industry strategy of providing desirable spec fitouts whereby high quality tenants can move in and occupy the space immediately.
Our approach focused on creative problem-solving and smart investment. We celebrated the existing character of the old Surry Hills textile mill, showcasing its natural brickwork, high ceilings and exposed concrete floors to achieve an authentic, textural aesthetic without unnecessary spend.
Working closely with industry experts at Colliers to understand the types of businesses and sectors attracted to city fringe offering, we identified that tech and AI businesses were experiencing major growth and therefore creating the most demand in this area.
With this in mind, our interiors team developed a layout that balanced the ratio of work stations, breakout zones, meeting rooms and quiet work areas in line with these specific businesses needs. Strategic investment in furniture, styling and AV elevated the suite, offering a premium feel at a commercially viable price point.
The result was an almost immediate market response — the spec suite was successfully leased upon completion.
