Project Description

Standard Universal is a privately owned asset management company focusing on industrial properties. 

Recognising an increase in demand for smaller industrial tenancies close to Sydney’s CBD, Standard Universal engaged Jensen Projects to reposition one of their larger 10,000 sqm warehouses into smaller industrial compartments with new amenity blocks and base build electrical services upgrades.

By working closely with our team of capable consultants, Jensen developed cost effective building methodology to create the new marketable industrial compartments that met the increasingly onerous Australian building codes and standards. 

The project was a great success with all new compartments leased prior to base build works being completed and tenants specific requirements being incorporated for immediate occupancy.  We hope Jesse’s Bakery and Australis Music are happy in their new space!



 

Key Challenges
  • Avoiding base building sprinkler upgrades by ensuring new subdivided spaces were kept below requirements.
  • Developing a design for a cost effective fire rated structural wall type which could span the 14+ metre warehouse heights.
  • Communicating with incoming tenants as spaces were leased to ensure their specific requirements were met and completed concurrently with base build works.
