Project Description

After acquiring a beautifully positioned but steep site on the cliffside of Bronte with extremely challenging building conditions, the client engaged LGA to design an architecturally sound family home. 

LGA reached out to several builders to provide tenders for the Stage 1 Earthworks Package. Due to the challenging in-ground and access conditions all proposals were limited to budget estimates only. This exposed the clients to potential large cost and time overruns. 

In an effort to mitigate these risks, Jensen proposed an Early Contractor Involvement (ECI) phase. Working closely with our preferred subcontractors and the project consultant team, Jensen was able to re-engineer the construction methodology to provide a fixed time and price solution for the project. 

As the client’s rapport and confidence grew with the Jensen delivery team, Jensen was entrusted with delivering Stage 2 – this bespoke Bronte home.

Key Challenges
  • Rerouting live services to the street whilst excavating and bridging the council footpath.
  • 12 metre deep excavation and bracing works within 900mm of boundary.
  • Designing and fabricating a custom gantry crane in response to challenging site constraints.
